Vacant Homes are hard to sell

It’s a fact that empty homes are hard to sell. Some Buyers aren’t able to envision the potential of living spaces beyond the cold and empty rooms of blank walls and windows. Canvas is more than capable to solve that problem; however, before it can help agents sell homes, we need to first sell Canvas to agents. Canvas was definitely in need of an overall brand facelift. We first updated the colors to reflect both the warmth of a new home, while also keeping the professional undertones of an established group.

The CANVAS application is a digital app based solution that offers real estate agents an array of options to stage and decorate properties. This app provides a user-friendly platform that allows realtors to transform the interior of a property to suit the needs of potential home buyers. With the help of our app, real estate agents can save time and resources by showcasing a property that is well-presented and appeals to a broader audience.

Market Research & Analysis

With real estate agents and sellers on the rise, it was important to do extensive research on the tools available in the Staging field. This would better help me understand how current products and apps attempt to alleviate the issue of quickly staging homes for in-person buyers. Listed below are three apps that provide virtual staging solutions for Buyers, Realtors and Sellers to use to use freely and at their own discretion to decorate their properties. Each app is built to accommodate only staging at a surface level, resulting in execution to be completed by the consumer.

Business Model & ideation

Considering this would be a service based app/solution, the business model would need to be fine-tuned for this project to work. Using a 2 by 2 matrix to prioritize ideas, partners, activities, propositions, relationships, and resources would be our vehicle to breaking the experience down into a modular and executable process

The best way to break the experience down into modular segments is to identify each of the top level flows specific users will take. I divided the experience into 3 different flows (Stage, Design, Decorate). The first flow ‘ Stage’ is completed by the user listing each room of the space to be staged,  fully recording the square footage and layout of the space, and choosing which style to decorate the space. Because this process is intentional and requires the user to specify their preferences. Examples, prices, and limitations will need to be shown to the user through photos and design floor plans. The user will have a total of 3 categories to choose from per room and the prices will reflect each category respectively.

The Design flow is projected to be the most commonly used flow by Realtors and Sellers. The room dimensions and floor plan will still be provided by the Users and sent to the Stagers; however, the design direction will be left to the Stagers to fill the space with a professional and appealing aesthetic. This process doesn’t completely remove the lift from the User, but it does alleviate some of the potential decision fatigue.

The final and easiest customer facing flow is the ‘decorate’ flow. As the name suggests, this flow hinges on the expertise of the Stagers, leaving the Users to only provide photos of the empty space for the stagers to use as reference. This helps stagers develop a profile of what should be added to the space and leaves the decision process of decorating off of the Realtors/Sellers plate. Because this experience will most commonly be used by individuals fairly close to the property from a sentimental or financial position, the decorate app may relinquish too much control to the stagers.

Iteration and Application

I did multiple rounds of iteration from wireframes to value blocking to a high-fidelity prototype. I also conducted 3 usability testing sessions to compare my predictions and design preferences to customer potential usability.

The CANVAS Staging & Decor app provides a solution to a common problem faced by real estate agents- the need to stage and decorate a property to attract potential buyers. With the help of the app, realtors and home sellers can transform a property into a home that appeals to a broad audience.
